We are Daniela & Tom, the founders of ALPSTAY, and we now operate several high-quality holiday accommodations in Bad Kleinkirchheim. Our focus is on professional marketing, thoughtful design, modern amenities, and reliable guest service. Currently, we are primarily active in Bad Kleinkirchheim, Carinthia, and are always looking for suitable properties and new partnerships.


We offer two ways to collaborate:


  • RENT-TO-RENT – we rent your property long-term
  • CO-HOSTING – we take care of the rental & management

Rent-to-Rent

This is how the concept works

In the rent-to-rent model – also known as arbitrage – we lease your property long-term, furnish it, and then operate it as a holiday rental. For you, this means predictable income without any operational effort.

Long-term lease

We rent your property for a long-term period (usually 5 years) and then operate it professionally as holiday accommodation.

Furnishings & Upgrades

We will furnish the property according to a well-thought-out design concept and optimize it for holiday rentals.

Professional rental

We rent out the accommodation digitally via platforms such as Airbnb and Booking.com, our website, local booking sites, etc.

Guest management

We handle all guest contact for you – from check-in and ongoing communication to support requests and reviews.

Professional cleaning

After each stay, the accommodation is professionally cleaned, carefully checked and prepared for the next guests by our team.

Long-term partnership

Our goal is stable and long-term partnerships that create a win-win situation. This model allows owners to rent out their properties stress-free, without operational responsibility.

In our management model, we handle the complete leasing and management of your property. From marketing and guest communication to cleaning and pricing, we take care of all operational processes. For you, this means maximum relief with professional and transparent handling.

  • MARKETING

    We continuously create and maintain the listings for your accommodation, both on our homepage and on the largest and most well-known platforms, such as Airbnb & Booking.com.

  • COMMUNICATION WITH GUESTS

    From first contact to check-out – we are there for your guests and available around the clock via email, WhatsApp or telephone.

  • DYNAMIC PRICING

    Our dynamic pricing ensures competitive accommodation prices, up-to-date availability, and increased revenue.

  • BOOKING MANAGEMENT

    We handle all bookings and inquiries, as well as cancellations and invoicing – professionally and efficiently.

  • REGISTRATION & TOURIST TAX

    We take care of this even before the guests arrive, as well as the payment of the tourist tax, and forward this properly to the municipality.

  • CLEANING & LAUNDRY

    We professionally and reliably handle the complete organization and coordination of cleaning, laundry, and minor janitorial tasks.

  • MONTHLY REPORTING

    You will receive a detailed monthly income overview of all transactions from us. This way you never lose track and can see exactly what you have in your pocket.


    In addition, you will receive a credit note with the amount that we will transfer to you by the 15th of the following month = your income based on the reporting.
